Offer and Conclusion of the Contract

The offer off accommodation, including price and terms, is available on the website, with partners (Booking, Phobs, etc.) or on the basis of individual demand.

The reservation contract is considered to be concluded upon confirmation of the reservation and receipt of the confirmation by the accommodation.

These General Terms and Conditions apply to all guests, unless different conditions are agreed with special promotions/packages.

Check-in and Check-out Times

Check-in time: from 3:00 pm on the day of arrival.

Check-out time: by 10:00 on departure.

Check-in/Check-out outside the hours listed is possible by prior arrangement.

Reservation Guarantee Terms and Conditions

Reservation must be confirmed by credit card or pre-payment in accordance with notice.

At the "Non-Refundable" tariff, the total amount is charged at the time of reservation.

At the "Flex" tariff, the amount is settled at the reception at arrival, unless otherwise provided.

Booking Cancellation

The cancelation terms and conditions are indicated in the price list for the 2025/26 season.

High season (Christmas, New Year, February): free cancellation up to 14 days, then 50 %; less than 7 days or no-show = 100 %.

Middle season (December, March): free cancellation up to 14 days; 14-7 days = 50 %; less than 7 days = 100 %.

Low season: free cancellation up to 7 days; 7-3 days = 50 %; less than 3 days = 100 %.

Non-Refundable rate: 100 % on booking, no refund.

Prices and services included

All prices include VAT.

The price includes: overnight, bedding, towels, final cleaning, parking and use of saunas.

Tourist tax: €2 per person/day.

Registration fee: €1 per person per day.

Supplements: pets €15 per day.

Discounts

When you buy 3 or more multi-day ski passes in any part of the season, we grant a 10 % discount.

Smoking and Cleanliness

Smoking in apartments is not allowed.

The violation will result in a deep cleaning fee of €200.

In case of major damage or stains, repair costs will be charged.

Parking Facilities

Parking is free of charge for guests and at the guests’ own risk. 

Groups

Reservations of 3+ apartments or 20+ persons are subject to special conditions under the contract.

Applicable Law and Dispute Resolution

All complaints must be submitted in writing within 7 days of the end of your stay.

All disputes are adjudicated in the court of competent jurisdiction in the place where the accommodation provider's seat is located.

The terms and conditions are governed by the laws in force in the Republic of Slovenia.
